Additional Land Info
The gated entrance to the property and into the cabin site winds past a field of timothy and clover. A food plot on the southeastern end of the property is coming up in a late planting of alfalfa, clover, sugar beets, turnips and collards.

The woodlands on the property include dry upland stands of oak and maple edged with aspen and popple on the east end. Approaching the Wolf River, there is bottomland hardwood forest of ash and black ash, and cedar forest with spruce, tamarack and hemlock. There is some natural pooling of water in the river bottoms. Hundred year old white pine are studded through the property. Overall, there is plenty of thick cover for wildlife.

Low taxes on the property are due to its enrollment in Closed Managed Forest Law (MFL). No one can access the property for hunting or recreation and the owner gets the additional benefit of the occasional timber sale. With a management goal of timber and wildlife habitat, the property is not due for a thinning cut until 2026. Yes, the next owner gets to pick the logger they want to work with.

A drivable private road runs due west from the log cabin all the way to a grassy meadow next to the Wolf River. By today’s standards, it would be impossible to develop a road like this through low areas and wetlands. It provides easy access to the shore for launching boats and to the duck pond next to the river.

Additional Log Cabin Info
This is a real log cabin. Built in 1989, the cabin is well maintained; the logs are in good shape and the chinking is sound. With one bedroom, bath, loft and kitchen-living great room, this cabin is a perfect camp to come home to after being out all day on the property. A wood burning stove and forced hot air furnace open up the property to year-round use. A sand point well and conventional septic round out the necessities of the cabin. Side note: I’ve arrived at many secluded cabins over the years only to find out there is no electricity. At some point in time, electricity was run way back to this site at no small expense.

A two stall garage with electricity serves as shelter for the many toys the next owner will bring to the property. LP gas is stubbed in for a heater if desired.

Wolf River Info
The approximately half-mile of shore of this property is mostly dry and walkable –except for seasonal snow and rain run-off. Some of the shoreline has rock rip-rap for protection from erosion, and some areas are natural and sandy. The river’s depth varies from wide, shallow stretches to deep channels along the bends. Fish species include small mouth bass, walleye, northern, catfish and sturgeon.

In addition to fishing and swimming, this stretch of the river would be good for long floats from a landing a couple miles upstream down to the property, or from the property downstream about eight miles to a take-out point. There is little development along the Wolf River, and across from this property there is only one man-made object in site –a fence– down and across from the south end. It is extremely rare to have such privacy and seclusion in both your woodlands and your shore-land.
