Peshtigo River Cabin for Sale on 27 acres
Adjoins 1000's of Acres of Marinette County Forest
4 Surveyed Lots
27 acre (4 surveyed lots) Peshtigo River property has a modern 28' x 36' cabin & the ruins of an 1800’s logger’s cabin. New in 2005, & still like new, the cabin has knotty pine interior, wood stove & steel roof. Situated in a secluded meadow, the cabin is surrounded by beautiful, mature woodlands & 1000's of acres of county forest. Private, on a gated road, this riverfront cabin will keep you close to nature in a sturdy and secure shelter. A fire ring overlooks completely undeveloped shore without another cabin in site. Deep, class 'A' trout water is also great for a brisk dip on a hot day.
One gated road and one gated private driveway secure the seclusion and privacy of this stick-built 28' x 36' cabin. Built new in 2005, this off-the-grid cabin strikes a balance between modern conveniences and rustic living. Keep the cabin as it is and "cabin camp" or run in the power and finalize the improvements and go glamour camping . . . "glamping."
Although the power is still up the driveway, the cabin was completely wired for electricity. The current owner uses a generator whenever the need for a little power arises.
Finished on the interior with drywall and warm knotty pine the cabin consists of one wide-open space for getting out of the elements. A weatherized concrete floor is layered with plywood under a floating hardwood floor for warmth and character. Seen in person, the cabin is great the way it is and if the next owner wanted to change the configuration this cabin could easily be laid out with bedrooms, baths and living to your own specifications.
I am out of room to load the interior photos of the cabin. You'll love the knotty pine interior. Please call, email or text me to get the link to my personal file of those photos.
Made in Quebec, the Osburn wood burning stove has a blower fan for use when the generator is on. The manufacturer recommends only burning beech, oak and maple, all of which can be found growing in abundance on the property.
On the exterior, the clearing and grading around the cabin was sloped so that water would run away and down from the cabin. The roof is steel with 'snow stops' to prevent ice and snow damage to the chimney. The windows open from side to side to prevent binding in the northern climate.
Overall this riverfront property for sale in Marinette County is set up for experiencing and enjoying outdoor living. A brick patio with picnic table brings new meaning to dining with a view. A seated swing is a restful spot for listening to the sounds of the Peshtigo River and surrounding forest.
Practical elements of the "camp" include a 7’ by 7' storage shed and a U. S. Forest Service designed wilderness latrine which overlooks one of the many Peshtigo River views. If at some point in the future the next owner desires to modernize the camp facilities there is a lot of room for a sanitary system. A campfire ring and flat rock lined lookout area is a peaceful location to take in the sounds and sites of the Peshtigo River day or night.
Consisting of four surveyed lots, the 27 acres of woods on the property consists of beech, maple, hemlock, oak, birch, ash, white pine, ironwood, butternut and black cherry. Wildlife visitors to the property that the owner has personally observed include white-tailed deer, black bear, fisher-cat, bobcat, coyote, mink, bald eagles, great grey owls, great horned owls, hawks, falcons, and grey, black, red and flying squirrels. Fish in the river include small-mouth bass and trout.
No one can know a property like someone who loves going there and has enjoyed it for many years. The owner is only reluctantly selling the property and has provided a list of qualities that make this property special:
- It is very private and secluded with locked gates at the property line and at the western beginning of Bear Cave Road.
- There are no homes, cabins or cottages on the other side of the Peshtigo River.
- There are no homes, cabins or cottages behind the property in the adjoining Marinette County Forest.
- Natural ridges to the north and west block out prevailing winter winds.
- The open grassy area around the cabin lets the sun and breeze in to keep most bugs away. This open area is also of a sufficient size to build a larger home.
- The deep part of the Peshtigo River channel is along this side of the shoreline which makes for better fishing in this class 'A' trout River.
- This cabin is ideal for a anyone who wants something in between a tent and a home. This sturdy riverfront cabin kept us close to nature while still providing a safe and secure shelter.
Loggers picked this site to build a cabin in the 1800's. The current owner picked this site to build a cabin over a hundred years later. This is a chance for a new owner which, according to title documents in the seller's possession, indicate the next owner will be only the fourth owner in a chain of possession beginning with the United States as owner in 1887. Certain historical documents may be available with the sale of this property including hand colored maps of this part of Marinette County and Rat River Township from 1878 and 1912.
Absolutely brand new listing. Seller is only reluctantly selling due to change in circumstance. This may be a once in a lifetime opportunity to own this much acreage on this famous Wisconsin waterway, the Roaring Rapids stretch of the Peshtigo River.
This is a fantastic tract of land: 527 feet of Peshtigo River shore; four total surveyed lots; adjoins 1000''s of acres of Marinette County Forest. Come up and see for yourself.
