Enjoy a cultivated food plot for hunting w/ boating, fishing, swimming, ATVing, snowmobiling, ice-fishing for unlimited year-round "Up North" recreation.
Maps, additional photos and interior photos are available by request. Please call, text or email. I have a lot of great info to share about this new listing for sale at High Falls Reservoir.
Cabin, land and area info:
You can barely see only one neighboring cabin through the forest, and this is in winter. When the leaves are on in the summer, you'll enjoy almost complete seclusion, all while being located in one of the most popular vacationing hot-spots in all of northeastern Wisconsin - Marinette County's popular High Falls and Caldron Falls recreational area.
Offering fishing, boating and swimming, Caldron Falls Reservoir (1063 acres; 40 ft. max. depth) and High Falls Reservoir (1471 acres; 54 ft. max. depth) are the two main draws to the area. These two Peshtigo River reservoirs are deep, clean lakes with mostly undeveloped shore that is protected from development by Wisconsin’s newest state park and state forest. Nearby the property, and on Caldron Falls Flowage, is Governor Thompson State park, a 2800 acre mix of forest, lakes and trails. Surrounding the entire area, and on Caldron Falls, High Falls, and the Peshtigo River is the Peshtigo River State Forest. The Peshtigo River State Forest has 25 miles of shorefront covering 3,200 acres of water, with 9,200 acres of forest lands.
The location of this cabin property, along the west shore of High Falls Reservoir and adjoining the Peshtigo River State Forest on two sides, offers hunting, fishing, swimming, ATVing, snowmobiling, boating, canoeing, kayaking, snowshoeing and hiking, all direct from your land. It's no wonder that the owners are only reluctantly putting this property on the market after 20 years of happy ownership. Photos in this property's YouTube movie capture images and memories from the current owners and snapshots of the immediate surrounding area.
The secluded, two bedroom, one bathroom vintage cabin from the late 40's is tight, buttoned up, and well built. Knotty pine interior walls with eight and a half foot ceilings make it warm and cozy inside. A corner kitchen connects to a dining and living area. Screened windows and doors provide a pleasant cross draft on warm summer days. A practical propane furnace provides warmth to enjoy the cabin on fall and winter weekends.
If you want a classic, "up north" Wisconsin cabin -- maybe like the cottage you visited as a kid -- this is it.
While maintaining the cabin's rustic 1940’s charm, the owners also made several updates to bring the cabin lifestyle up to more modern standards. A new, insulated roof was installed about 10 to 12 years ago. Electricity was run into the property and electrical service installed in the cabin. Plumbing, water heater and a sand point well brought water into the cabin. A new conventional septic system was installed making trips to the outhouse a thing of the past. (The seller's cost estimate to modernize the cabin for just the electricity, water and septic alone is about $10,000.)
As a side note to anyone who does not want to worry about their cabin when they are away, the water system is set up to be very easy to open up at the start of your vacation and easy to shut down at the end of your vacation. You can easily drain the systems and leave the cabin locked up and cold without having to worry about a furnace going out.
The land is wooded with a balance of planted pines, mixed woods of pines and oaks, and a large food plot and meadow. A couple of the oak trees are ready to be cut and used in the fire ring, and the pine plantation is coming into prime maturity. The topography is mostly level with gentle contours dropping to the east into the state forest and toward High Falls Flowage. Across the road to the south is a back bay on the reservoir where the owners enjoyed "ice fishing in the bay out the front window and not seeing another person all day. Then frying the catch up on the screen porch."
Between the location of the 6.6 acres in the state forest, along with the way the neighboring properties lay out, there is easily enough room for a couple of deer hunters during Wisconsin's Whitetail gun season. This property would also be great for a bow-hunter that wants to hunt their own hunting property and also would like to scout out some other options in the surrounding state forest. Deer and wildlife have the nearby back bay and reservoir for reliable water, and all around the flowage there is a lot of low land and thick cover as well as wetland and forest edges. As for food, the seller invested $900 to have the approximately one acre food plot logged and rooted out. $500 was spent on getting the food plot started with turnips and clover tilled and planted by Reed & Hoppe’s Wildlife Food Plots.
***For some really unique hunting, it is also possible to boat to some of the flowage islands and shores to hunt.***
For easy boating, there is a launch down around the corner at the end of Boat Landing 2 Road. As a shallow watercraft launch for smaller fishing boats, Boat Landing 2 does not get a lot of traffic and there are several other deep water launches for bigger boats just up Parkway Road to the north. If you canoe or kayak, you could easily trundle your boat down to the launch or even drop in through the woods.
The total 6.6 acres of cabin acreage is made up of four separate buildable lots. You could keep the cabin and build another home or cottage on any of the other lots, or sell one or more of the lots to that friend or family member who has been pestering you to go in on property together. In the future, this could be a good way to get some money back out of the property without having to sell the cabin and the entire property.
One of the three vacant lots is all set up for camping with a $900 driveway from the north road. The camping site is complete with pad, power and sand point well. This would be a great spot have a camper for a little more sleeping room during hunting or any other time of year when visitors are invited to join you up north. This would also be a great spot to put those in-laws that sometimes drop by without being invited.
When the leaves are on, there is not another cabin or cottage in sight, and you are completely sheltered from the road. A gate at the foot of the driveway on Boat Landing 2 Road further ensures your privacy. If you want to be surrounded by lakes, rivers, forests and recreational trails AND also want to be able to wake up in the morning, grab a cup of coffee and sit outside in your skivvies, this is the property for you.
